               4.45 HECTARES BACKING ONTO ONE EDGE OF THE WOLLEMI NATIONAL PARK

 

 

 

We live on an 11 Acre (4.45 Hectare) rural property tucked away in a secluded valley in the Bulga district on the edge of Wollemi National Park.  

The comfortable 3 bedroom  brick home has 2 living areas plus an additional 7.4 metre sunroom. All bedrooms with built in robes, ceiling fans & main bedroom with ensuite and walk in wardrobe. Well-appointed kitchen has a generous walk-in pantry & looks over the surrounding bush land as well as the open cut coal mines on the horizon. The kitchen flows through to the dining and family room complete with slow combustion fire (which we hope to light only rarely!). Large sliding doors to the back verandah allow these rooms to flow effortlessly to the outdoors.

There is excellent water supply with 20,000 Gl water storage in addition to a 3 Ml licence from the PID. The 4 bay shed has been converted into 6 indoor / outdoor dog runs which open onto a large running area for day exercise.  The 3 bay shed houses some of our vehicles, and also the work tractor. Both have power connected. There is a dam, chicken pen (not while we have Huskies!) and established shady trees.

Located only 20 minutes from Singleton, this property has gorgeous country views (below from the front verandah) and a peaceful location on a No Through Road.

That long verandah on the front side of the house will surely need regular decking oil! I want to paint the rails in a similar bright coloured pattern, but don't hold your breath as that job is a way down the list.

Outside our bedroom is this lovely lemon yellow bottlebrush tree, which attracts several varieties of small native birds

This Rufus Whistler repeatedly flies into the sunroom through the open door, or flutters against the windows

4 big water tanks - they are here to stay! 2017 was such a dry year that we have been buying water by the Tanker load, which goes part way towards filling up the tank on the right.

Fruit trees at the back of the house, mostly citrus and some unidentified fruit which is blossoming now, so I'll update you with pictures of the varieties when the fruit ripens.

This is the view of the proposed dog training area - we will fence in a large portion to the right of this picture leading most the way to the front fence of the property. But that's a long term project for the future

Just where I am standing to take the above photo is an ideal place for your caravan to be parked while you sample the Hunter Valley delights

The 7 m long, slate floored sunroom opens via French doors on to this easily fenced deck - what a great room for puppies to be born in! Which has already happened (October 2017)

The sunroom won't ever be used as a billiards playing area, and the table was sold off quite quickly.

A colourbond roof, with satellite dish and TV aerial, sprinkler system in case of bush fires, and trees growing in the gutter, which have been cleared out to ensure that as much rain as possible gets into the water tanks

The ONLY heating in the house - more for ambience than necessity. Kitchen to the right, sunny lounge to the left, and a pantry behind the chimney

The front door is at the centre of the photo - turn left to the living areas of the house, turn right to an ideal office / puppy buyers room with lots of wall space to display trophies and Best in Show ribbons. A wall of storage cupboards is on the right hand side of the picture.
